1100 Ocean Avenue

1100 Ocean Avenue is located in the OMI (Ocean View, Merced, Ingleside) neighborhood of San Francisco. It includes 71 units that serve households earning up to 50% of the area median income in unit types ranging from studios to three bedrooms. The property is located adjacent to San Francisco City College, a community college, and the Ocean Avenue commercial and transit corridor. Due to the location this project also includes 24-units that are set aside for Transitional Aged Youth (TAY) aging out of the foster care system. The developer partnered with a local youth service provider to ensure adequate resident services for this specific population. 1100 Ocean was the first property in San Francisco to combine permanent supportive housing for extremely low-income and formerly homeless young adults with conventional affordable family housing

Challenges & Lessons Learned  

As a five story, 100% affordable multi-family building located on the west side of San Francisco, the project faced significant community and entitlement challenges. There are few affordable housing developments of this scale in this part of the city and having a sound community engagement strategy was essential. Meeting with and maintaining open communication channels with community leaders, neighborhood groups, local agencies, and public officials were vital. Several community meetings and charrettes were hosted within the neighborhood and at community functions. Additionally, resident services and property management staff were available to address community questions and concerns.
